Frequently Asked Questions
Straight answers to the questions prospective owners ask us most, from the founders who built the model.
The Brand
What is Pickleball 365 Franchising?
Pickleball 365 Franchising is a modern indoor pickleball franchise designed to help entrepreneurs bring premium indoor pickleball facilities to their own communities. The model is built around a smaller footprint, 24/7 automated access, a strong membership base, multiple revenue streams and a community-first experience.
Why did you decide to franchise Pickleball 365?
When Bob and Deanna Lorincz opened the first Pickleball 365 facility, they were just trying to build the kind of indoor pickleball experience they wished existed. As the business grew, they began to see a model taking shape that could work well beyond their local community. It was solving real problems that a lot of indoor pickleball facilities face, including high labor costs, limited hours, complex operations, and large buildout requirements. Franchising gives us a way to help other owners bring that same experience to their own communities.
How did the idea start?
Before Pickleball 365, founder Bob Lorincz was looking at franchise opportunities himself. At the same time, Bob and Deanna had fallen in love with pickleball and saw that their local community had demand but limited indoor options. Instead of buying into someone else's concept, they decided to build the kind of facility they wanted as players.
What makes Pickleball 365 different from a traditional indoor pickleball facility?
The biggest difference is the operating model. Traditional facilities often rely on front desk staffing, daily schedules, large footprints, food and beverage operations and significant capital investment. Pickleball 365 uses app-based reservations, automated court access, integrated payments, technology, structured programming and a smaller three to five court footprint. That allows the owner to focus more on growth, programming, and community instead of managing a front desk every day.
The Model
What does it mean that your facility is fully autonomous?
It means players can reserve courts, pay, access the facility, and play without a traditional front desk check-in process. The facility uses app-based bookings, automated court access, integrated payments, member management, digital scoreboards, video replay and remote monitoring. That does not remove the human element. It removes operational friction so the owner can spend more time building the community.
Does 24/7 access really work for pickleball?
Yes. Our Fair Haven location operates 24 hours a day, 365 days a year. What we learned is that players value flexibility. Some people want to play early in the morning, some late at night, some during lunch and some on weekends. By making the facility available around the clock, we create more earning hours and better access for members.
How do you build community if the facility is automated?
That is one of the biggest misconceptions. Automation handles access, bookings and payments. Community is built through programming, leagues, open play, clinics, tournaments, coaches, member engagement and local leadership. The technology supports the community. It does not replace it.
Why focus on smaller three to five court facilities?
We believe many communities do not need a 12 or 15 court facility to have a great indoor pickleball experience. A smaller facility can be easier to site, less expensive to build, simpler to operate and more realistic for small to mid-sized markets. With the right technology, programming and local leadership, a three to five court facility can still make a meaningful impact.
What role does technology play in the brand?
Technology is one of the biggest reasons the model works. It supports reservations, payments, automated access, member management, notifications, analytics, video replay, league tools and remote monitoring. But the real purpose of the technology is to make the experience easier for players and simpler for owners.
Is the model only for serious pickleball players?
No. One of the strengths of Pickleball 365 is that it can serve beginners, casual players, league players and higher level competitors. The facility is premium, but the community is meant to be welcoming. We want people to feel like they have a place to play, improve and belong.
How do you compete with parks, schools and other free or low cost courts?
Outdoor courts are great for the sport, and we see them as complementary. What we offer is different: indoor year-round access, weather protection, professional courts, structured programming, reliable reservations, technology, leagues, clinics and a consistent player experience.
Investment and Fees
What is the investment range?
Total initial investment range is $332,000 to $625,000 for a three to five court facility. That includes items such as the franchise fee, technology platform, training, buildout and courts, FF&E and signage, working capital, site selection support, facility design support, launch marketing and ongoing support. Candidates should review the FDD for the full Item 7 breakdown because actual costs can vary.
What are the franchise fees?
A $50,000 franchise fee, a 7 percent royalty fee on gross sales and a 2 percent brand fund that is not currently assessed. Candidates should rely on the FDD for the formal details.
What are the main revenue streams?
The model is built around eight revenue streams: memberships, court reservations, programming, lessons and coaching, special events, sponsorships, retail and gift cards. Memberships are especially important because they create a recurring base before a single court is booked.
Why is membership so important to the model?
Membership creates predictable monthly revenue and helps smooth out seasonality. It also gives the facility a core community of players who are engaged, returning regularly and participating in programming, events, leagues and clinics.
See Item 7 of the FDD for a full breakdown of estimated fees. Your fees and costs could differ as explained in the FDD.
Ownership and Support
Who is the ideal franchise owner?
The ideal owner is business minded, community focused and interested in building something with local impact. This can be a hands-on owner, a semi-absentee investor or a group looking to grow multiple units. The key is that they understand this is not just about opening courts. It is about building a community around the sport.
Do franchisees need to be pickleball experts?
They need to understand and respect the player experience, but they do not need to be elite pickleball players. We provide support around programming, coaching systems, operations, marketing and facility design. What matters most is that they are strong operators who care about customer experience and community.
What support do franchisees receive?
Franchisees receive support across site selection, facility design, vendor sourcing, training, technology, marketing strategy, programming, coaching systems, launch planning and ongoing operations. The training program includes brand foundation, facility operations, the technology platform, programming, coaching, marketing, sales and business management.
What is the process to become a franchisee?
The process includes qualification, a webinar, FDD review, application, Meet the Team Day at the Michigan flagship location, then award and signing of agreements. We are looking for the right fit, not just anyone who wants to open a facility.
What should a prospective franchisee know before reaching out?
They should know that this is a real operating business, not a passive investment where courts magically fill themselves. The technology creates efficiency, but success still requires local leadership, community building, programming, marketing and strong execution.
The Opportunity
What kind of communities are a good fit?
We believe Pickleball 365 is especially well suited for small to mid-sized communities where players want year-round indoor access, quality courts, structured programming and a true gathering place. Many markets have strong pickleball demand but limited access to premium indoor facilities.
Why is now the right time for a pickleball franchise?
Pickleball has grown quickly, and many communities still lack consistent, high-quality indoor play. The opportunity is not just that the sport is popular. The opportunity is that year-round indoor access has not caught up with demand in many markets. Our model was designed specifically for that gap.
Are you concerned pickleball is a fad?
We do not see it that way. What makes pickleball different is the broad appeal. It serves beginners, competitive players, families, retirees, working adults and people looking for social connection. The sport is accessible, but it also has enough depth to keep people improving and competing for years.
